Determining property value
After the initial introduction at your home, we will be able to determine the market value of the property. We will also use our market knowledge and experience together with a database of recently sold properties in the neighbourhood to advise you on the best pricing strategy. The asking price is what determines the market reach and the optimum result.
Compiling a dossier
Our experienced back-office staff will support your estate agent in compiling your digital dossier (in line with data protection regulations). It is also important that, as a seller, you know your obligations to inform the buyer about any defects and other areas of attention concerning your home that you are, or should be, aware of. To avoid the possibility of disputes afterwards, we always advise that it is better to provide more information than too little.
Preparing for selling
When selling a home, it is important to present the property as light, spacious, fresh and tidy as possible. We and our photographer will be happy to advise you on creating the right balance between a pleasant and a neutral atmosphere. And, if necessary, we will point out minor repair jobs. The objective is to make the future residents feel completely at home when they come for a viewing.
Registering and viewing
Start of the sale! The viewings can be scheduled. A few reliable tips to prepare your home for a viewing include making sure everything is clean and tidy, that the entrance and rooms are uncluttered, putting out fresh flowers and creating plenty of light. We always advise you not to be present during the viewing. This will allow potential buyers to look around properly and provide us with feedback. After the viewing, we will evaluate how things went together with you.
Negotiating and closing the deal
Our experienced estate agents are experts in selling real estate and have excellent negotiating skills. We know what it takes to sell your house for the maximum price and we keep up to date with the rules, regulations and legislation. The agreements (consensus ad idem) between the parties are set out in a deed of purchase, which is drawn up by the notary. We check the documents and supervise the signing process.
Transfer and handover
The moment has arrived! Once the documents have been signed at the notary’s office, the property has been officially transferred and the keys can be handed over to the new owner. Before going to the notary’s office, the buyer is given the opportunity to inspect the property. Our estate agent will be present at the transfer of the property and will record the meter readings of the various utility services. Congratulations on the sale!
