    Your home sold in six steps

    Step 1

    Determining property value

    After an initial introduction to your home, we are well able to determine the market value of the home. By combining our market knowledge and experience with a database of (recent) sales transactions in the area, we are also able to immediately advise you on the correct asking price. The asking price determines the market reach and sales results.

    Step 2

    Compiling a dossier

    Our experienced office staff supports your broker in building your (digital) sales file (GDPR-proof). It is important that you know that as a seller you are obliged to inform the buyer about defects and details of your house that are or should be known to you. To avoid disputes later, we always advise: it is better to have too much information than too little.

    Step 3

    Preparing for selling

    When selling a home, it is important to present the property as light, spacious, fresh and tidy as possible. We and our photographer will be happy to advise you on creating the right balance between a pleasant and a neutral atmosphere. And, if necessary, we will point out minor repair jobs. The objective is to make the future residents feel completely at home when they come for a viewing.

    Step 4

    Registering and viewing

    Start of the sale! The viewings can be scheduled. A few reliable tips to prepare your home for a viewing include making sure everything is clean and tidy, that the entrance and rooms are uncluttered, putting out fresh flowers and creating plenty of light. We always advise you not to be present during the viewing. This will allow potential buyers to look around properly and provide us with feedback. After the viewing, we will evaluate how things went together with you.

    Step 5

    Negotiating and closing the deal

    Our experienced estate agents are experts in selling real estate and have excellent negotiating skills. We know what it takes to sell your house for the maximum price and we keep up to date with the rules, regulations and legislation. The agreements (consensus ad idem) between the parties are set out in a deed of purchase, which is drawn up by the notary. We check the documents and supervise the signing process.

    Step 6

    Transfer and handover

    The moment has arrived! Once the documents have been signed at the notary’s office, the property has been officially transferred and the keys can be handed over to the new owner. Before going to the notary’s office, the buyer is given the opportunity to inspect the property. Our estate agent will be present at the transfer of the property and will record the meter readings of the various utility services. Congratulations on the sale!
