The homeowners’ association “Raphaëlplein 29–33 in Amsterdam” consists of 5 units (2 ground-floor apartments and 3 upper-floor apartments). The active VvE is self-managed by one of the members. From 2026, the service charges will be approx. € 200 per month. As of 1 January 2025, the association’s bank balance amounted to approx. € 30.000. A multi-year maintenance plan (MJOP) has been drafted in concept and will be presented at the next general meeting.

GROUND LEASE
The property is located on municipal leasehold land with an annual ground rent of € 2.139,82. The current period runs until 15 July 2051. The 2000 general leasehold conditions apply (annual indexation). No application has been submitted for conversion to perpetual leasehold.

NEN CLAUSE
The usable floor area has been calculated in accordance with the NEN 2580 measurement standard. As a result, the surface area may differ from comparable properties and/or older references, primarily due to this updated calculation method. Buyer acknowledges sufficient understanding of this standard. Seller and seller’s agent have made every effort to calculate the correct floor area and volume based on their own measurements and to support this by providing dimensioned floor plans. In the event that the measurements deviate, the buyer accepts this. Buyer has been given adequate opportunity to verify the measurements independently. AGEING CLAUSE & NON-OWNER OCCUPANCY
